Marbella East

Perhaps less famous than central Marbella, the eastern area is just as enticing. It incorporates excellent golf courses, the best beaches, a stylish marina, and great shopping, dining and nightlife. The exclusive neighborhoods of Río Real and Los Monteros are among the best addresses, especially the beach villas in Los Monteros which offer rare exclusivity and prestige. Nearby, the villas in Santa Clara provide high-end, modern homes.

 

The coast here is renowned for its cream-colored sand, high dunes, and coastal pines, making it one of the best stretches on the Costa del Sol. While much is protected, you’ll find quiet residential areas with beach villas in Carib Playa, Marbesa and Las Chapas, alongside laid-back beach bars, seafood restaurants and trendy beach clubs.

 

The residential area of El Rosario is popular with families, with medium-sized villas and sports facilities like tennis clubs. The center of the region is Elviria, an upscale area with a shopping center, restaurants, cafés, supermarkets and the luxurious Hotel Don Carlos, home to the famous Nikki Beach.

Marbella East offers a wide variety of property types and prices, generally providing more value than central Marbella areas. Beachfront villas in Elviria or Bahía de Marbella start around €2 million, while in Los Monteros the average is closer to €3 million for a 600m2 villa on an 800m2 plot. Further inland, prices range from €450,000 for a 2-bedroom villa in El Rosario to €5 million in Elviria.

 

Apartment prices vary widely by development, from €325,000 for a studio in Romana Playa to €4.5 million for a penthouse in Los Monteros Playa. Beachfront apartments range from €170,000 for a studio in Costabella to €900,000 for a 3-bedroom in White Pearl Beach. In the mountain areas, 2-bedroom flats start around €200,000, rising to €1.35 million for a 3-bedroom penthouse in Los Monteros Hill Club.

 

Townhouses or semi-detached homes range from €350,000 to €2 million, depending on size and location, with beachfront properties commanding the highest prices.

LIFESTYLE AND AMENITIES

Excellent schools are a draw for families in Marbella East. Options include the English International College, Colegio Las Chapas, Colegio Alborán, and the respected Deutsche Schüle. The area boasts some of the region’s best beach clubs, like Nikki Beach and Club La Cabane.

 

Golf is a major attraction, with courses like Marbella Golf Country Club, Rio Real Golf, and Santa María Golf. There’s also the 9-hole Greenlife Golf, which has a driving range, tennis courts, and fitness center.
